New Homes and Self Builds

Structural Design for New Homes and Self Builders

Whether you are an experienced developer or a one off self builder, Lordstone Consulting can provide a personal and professional service to help you complete your project to achieve your goals.

We understand that the process can be daunting and stressful, having to manage the various consultants and trades as well as the relentless decision making. We aim to remove one of those problems by providing a structural design service that will work with your timescales and vision for the property. We will work with you and your builder to help use the structural design to enhance the property and get the best from your future space.

The items below provide an overview of some of the services we offer.

Range of Services

Our input into the design and construction process can vary depending on how you want to run your project and how much help you require. We are happy to provide as much or as little support as the Client wants. Ranging from a discreet service where we only complete the design prior to works starting on site, or we can provide enhanced input with construction stage support and regular site visits.

Design Stage Only

The design stage only service provides a full structural design based on your architect's drawings.

This would include a design covering the structural elements required for your new build and a drawing for your builder to refer to and work from. The design would be accompanied with a calculation package that will be required for submission to your chosen Building Control.

Design and Construction Stage Support

In addition to the design stage service, the design and construction stage support service includes ongoing support where required by the Client or Builder to deal with items that come up during construction, e.g. review steel fabrication drawings, unforseen changes requiring additional structural design or issues that come up during construction that would require structural review or modifications

Site Inspections During the Build

This service involves regular or ad-hoc site visits to carry out structural inspections during the works and would include a follow up report for the Client. The regularity of site visits would be as required by the Client and can be tailored dependant on the project.

Design Materials

Our experience covers a number of construction materials, including common materials and modern methods of construction (MMC). New homes and self-build houses are becoming more elaborate and willing to challenge the norms by using different materials that can both assist the construction process and enhance the thermal and sustainable performance of the house.

We have experience in the following materials and can provide designs using all or a mix of materials to suit your requirements.

  • Steelwork

  • Masonry - e.g. Brickwork and blockwork

  • Reinforced masonry - e.g. Core filled reinforced blockwork

  • Timber

  • Reinforced Concrete

  • Insulated Concrete Formwork (ICF)
